The Construction and Architectural Elements of Historic Homes That Require a Different Approach

A 100-year-old roof and a 10-year-old roof aren't even close to the same, even if a historic building has been re-roofed in the past. Historic properties come with a set of unique challenges newer construction simply doesn't have:

  • Original, non-standard framing and decking.
Many historic Austin homes were built with full-dimension lumber and skip sheathing or board decking rather than incorporating the plywood or OSB that's used today. Modern materials and fasteners have to be adapted to fit a structure that was never built current material specifications.
  • Complex, character-defining rooflines.

Steep cross-gables, dormers, turrets, decorative cresting and finials are common on Victorian and Queen Anne historical homes found in areas like Bouldin Creek. Craftsman bungalows feature wide eaves and low-slope details. These features take more time, precision and craftsmanship to repair or replicate correctly than a simple gable or hip roof.

  • Aging structural components.

Decades of intense heat, hail, high winds and humidity take a toll on any roof from any era. Older framing may have hidden rot, insect damage or load limitations that affect which roofing materials it can safely support.

  • Materials that need specialized handling.

Original wood shake, tin shingles or slate-look composite materials may require careful removal and disposal. Another consideration is older roofing or siding materials sometimes contain lead paint or asbestos. Identifying and handling these safely is part of working on an older home.

  • Historic flashing and chimney details.

Older homes often have masonry chimneys, built-in gutters or flashing details that aren't common in new construction, and that needs to be replicated or carefully integrated with any new roofing material.

  • A higher bar for visual accuracy.

Even when a full historic restoration isn't required, getting the roofline, material profile and color right is crucial for the home's character and often for property value within a historic neighborhood.

Roofing Materials That You'll See on Austin's Historic Homes

The materials used on Austin's older homes generally trace back to the architectural style and era when they were built. In the Austin area it's common to see:

Standing seam and tin metal roofing

This is one of the most common historic roofing materials in Central Texas. Galvanized and tin roofs have been used on Austin homes since the 1800s. They're valued for their durability and distinctive look on farmhouses, Victorians and bungalows.

Metal Roofing

Wood shingles and shakes

A traditional choice for Queen Anne and Craftsman-style homes, wood shingles and shakes are often paired with decorative trim and wide porches.

Asphalt Shingles

Slate

Found on some of Austin's grander Victorian-era homes, slate roofing is prized for its durability, fire resistance and rich coloring. It's on a select number of homes and less common locally than in regions where slate was easier to source.

Asphalt Shingles

Clay Tile

Associated with Spanish Colonial Revival and Mission-influenced homes from the 1920s and '30s, clay tile roofing gives certain Austin neighborhoods their distinct Southwestern character.

Composition asphalt shingles

Many bungalows and cottages transitioned to asphalt shingles in the early-to-mid 20th century as a more affordable, fire-resistant option, and they remain a common, appropriate choice on many historic Austin homes today.

Copper and zinc detailing

Copper and zinc are less common as a full roof surface, but frequently found on flashing, gutters, dormers and decorative roof elements on higher-end historic properties.

Matching or appropriately replacing these materials means understanding not just how they perform, but how they were originally installed and how they factor into the home's specific architectural style.

The Importance of Austin's Historic Preservation Rules

If your home sits within a local historic district or carries a landmark designation, roofing work isn't just a construction decision. It's dictated by regulations. The City of Austin's Historic Preservation Office (HPO) and Historic Landmark Commission (HLC) oversee these properties, and changing roof materials on a contributing structure generally requires a Certificate of Appropriateness (COA) before a building permit can be released. Roof repairs and maintenance measures that use matching, like-for-like materials are typically exempt from this review, but a full material change is not.

LOA Roofing & Construction can help you navigate the regulatory process and understand:

  • Whether your home falls within a local historic district, a National Register district or carries an individual landmark designation.
  • What roofing materials and details are likely to be considered appropriate for your home's district and style.
  • How to document and present a roofing project for HPO or HLC review when a Certificate of Appropriateness is required.
  • How to balance historic accuracy with practical, modern performance, including weather resistance and energy efficiency, within the review process parameters.

Ensuring compliance is absolutely essential. We can't approve a COA application for you, but we can make sure your roofing plan is built to hold up to that review and protect your timeline.

Working with Kevin from LOA was a great experience! I needed my roof immediately! My insurance company was trying to non renew simply due to the age of my home. They gave me no time. Kevin and the LOA team worked so quickly and had my roof installed the next day. They were very professional, did a great job cleaning up after and picking up most all the nails. Highly recommended!

I highly recommend working with LOA Construction. I shopped around before picking a roofing company and LOA provided the best overall responsiveness and price. Cameron Smith and his team were helpful and communicative leading up to, during, and after the job. The roof looks great and I'm confident in the workmanship. LOA also performed repairs and house painting, both of which we are very pleased with.

— Chris Farrow

LOA Construction has exceeded my expectations again. This is the second roof installation with them and I couldn't be happier. Specifically, Tyler Griffiths is professional, attentive, and made the entire process of working with my insurance company effortless. My tenant sent a glowing account of their experience as well. Knowing it was a rental, they still diligently protected all property and plants. They were on time every time and went out of their way to not inconvenience the residents. LOA Construction has integrity and takes pride in their work. I couldn't recommend them more.

As a first time home owner with no experience in how to make claims and start the process of getting a new roof I was scared to the point of avoiding what needed to get done after the bad hail storm. August Walker did an amazing job walking me through each step along the way. He answered all my questions and calmed my concerns. They inspected my roof and drove from Austin to Belton just to be there with the ins inspector, and followed up with me in person after the roof was installed. He also made a special trip back to drop off samples! I’m grateful to August and LOA construction for being highly professional and friendly!
