What is an EPDM roofing system?

EPDM (ethylene propylene diene terpolymer) is a synthetic membrane roofing material used on low slope or flat roofs, typically on commercial structures, but may be ideal for a garage or outbuilding. The material is very durable, with a lifespan as long as 25 to 30 years. EPDM roofing comes in panels ranging in width from 5 feet to 50 feet and can be installed with minimum seams on larger facilities.

How is an EPDM roof installed?

The beauty of an EPDM roofing system includes fast installation. The membrane is often glued to the substrate. In most roofing systems on new builds, a layer of insulation is first installed beneath the EPDM. Some of these roof installations are “ballasted,” installed with larger sheets of EPDM which is held in place with a specialized stone layer. Others are fully adhered, with the EPDM attached to the roof and then glued to the installation. For some facilities, the EPDM may be mechanically attached to the roof deck, then the seams covered with a specialized EPDM seam tape.

EPDM and energy costs

The most durable EPDM is black, due to the carbon in the product. The carbon brings exceptional strength to the product, and blocks UV rays, but as it is black, it is not considered a cool roofing product. However, the EPDM can be coated with a reflective coating to reflect the sun. EPDM is also available in a white, in which the black carbon is replaced with titanium dioxide. While this product reflects the heat, it is slightly less durable than the standard black EPDM.
