Built-up roofing systems

A built-up roofing system (BUR) is installed with several layers. The first layer is typically rigid roof insulation, which is then covered with asphalt, cover board, several layers of underlayment (tar paper) with asphalt between each layer, a cooling layer cap sheet or coating system, finished with some type of stone. These roofing systems are extremely durable, waterproof, and easy to maintain. The layers of roofing felt (tar paper) are saturated with the asphalt, creating a strong, water-resistant barrier. Even if the top layer was damaged in a heavy storm, in most cases, the lower layers of saturated roofing felt work to stop the water from entering the structure. These roofing systems can meet the highest fire rating in the roofing industry, or earn LEED points, by adding a white granulated cap sheet or aluminum coating for cooling.

How often do you need to replace a built-up roofing system?

These roofing systems can last for forty years or longer, with regular maintenance. As the roof does not require fasteners or, reducing the risk of areas where water, wind, or ice can enter, and aiding overall wind resistance. Newer techniques allow for these roofing systems to be installed without hot mopping, reducing the risks associated with fumes during installation.

What is a mod-bit roofing system?

Mod-bit, or “modified bitumen” is a next generation cousin to a built-up roofing system. These roofing systems are layered with roofing asphalt (bitumen) combined with a special rubber or plastic, reinforced further with fiberglass, creating a flexible waterproof membrane. Modified bitumen (mod-bit) comes with uniform strength and flexibility in a range of temperatures. The product comes in sheets, and is installed with first a base sheet, and then a cap sheet, placed over the insulating board, which is protected with a cover board. Roof coatings are applied once the roofing system is installed, or mod-bit roofing products with factory-applied coatings may be used.
