Sagging Roof
The roof is a structural element that needs to be well constructed and solid. Sagging is the exact opposite of solid. This can happen with an old roof that has materials that are no longer able to maintain the structure. As the materials deteriorate the roof will sag more and more.
Sagging can also be the result of an improper installation or moisture that has caused significant water damage in the attic area. More on that below.
Damaged and Missing Shingles
Most residential roofs are made of asphalt shingles. With this roofing material you'll see another sign that it's time for roof replacement. You may notice that a lot of the shingles on your asphalt roof are suddenly damaged or missing. You may also see a lot of loose granules in the gutters.
If the gutters and flashing are pulled out of place along with missing shingles the damage could be from roof shrinkage. This is a very serious problem that can negatively impact the whole roofing system and is often the result of an improper installation.
Of course, your home's roof could also just be aging. As the wear and tear builds up over time the asphalt shingles will start to show it. A few shingles here and there can be repaired, but if it's happening all over the roof it's time for a new roof.

There are a lot of reasons for water damage that originates at the roof. There could be a gap around the roof vents allowing water to get in or roof damage from a tree limb that fell and punctured the membrane. A lot of different things can lead to water damage, but in every situation if you see leaks, moisture buildup or water stains the source of the problem needs to be found and fixed as soon as possible.
One of the main reasons roof leaks and water damage occur is because the roof has reached the end of its lifespan. The roof membrane and surface materials break down and that's when water can penetrate through. If you see many shingles have moss growth, mold, standing water, the presence of ice dams that's a sign there are also water damage issues on the surface of the roof.
