The amount of deterioration you may see and when it starts to become a problem largely depends on the roofing material. Asphalt shingles are going to break down quicker than metal roofing and clay or cement tiles. It's simply a matter of the durability of the material and it's ability to maintain structural integrity.

  • Moisture Buildup

    Use a Protective Coating on the Roof

    You can't stop UV rays and solar heat, but you can apply a roof coating that protects against it. The protective coating helps roofing materials reflect more of the light and absorb less of the heat so that the materials aren't deteriorated as quickly.

    However, roof coatings aren't appropriate for every type of roof material. It could even void the warranty of asphalt shingles. The better option in this case is to opt for a material that already has a protective coating if you're replacing the roof.

    A well maintained roof is going to age better. Ongoing maintenance helps to ward off premature deterioration by helping you catch problems that are making it worse, such as a water leak or tree limbs that are scratching the roof.
