Most homes have asphalt shingle roofs with very few seams, but a growing number of metal roofs are starting to show up in Central Texas. There are also more homes with flat roofs, which have been common for commercial roof systems and industrial roofs for years.

They are points that can become damaged or fail, quickly causing leaks and other issues with the roofing system. Why Roof Seams Fail

Metal roofing, modified bitumen and roofing materials with single ply thermoplastic membranes are among the systems that can experience roof seam failures if seals are weakened. When the seal is compromised the seam becomes a weak point, and unfortunately there are a lot of causes for this common problem.

  • Improper Installation

    Poor installation can be a problem for any type of roof on residential homes, commercial properties and industrial buildings. If your roofing system has seams each one is an opportunity for major issues when things aren't properly installed.


  • Damaged or Missing Fasteners

    If the fasteners that hold metal roofing in place are missing, corroded or damaged the panels won't be able to maintain the interlocking design and waterproof seal. This can be a real issue with standing seam roofs since the fasteners are concealed.


  • Harsh Weather That Causes Damage

    Hail damage and high winds can both cause seam damage. Hail that hits along the seams can cause damage that allows water to leak through. Strong winds can be even worse, especially if the roofing wasn't properly installed. Wind that catches under the seam can lift up the roofing material or metal panel and rip off a portion of the roof.

So how do you know if the roof seams are damaged? There are three main signs that you have a roof seam problem.

  • Leaks - Leaks are a clear sign there's something wrong with the roofing system, including problems with roof seams.


  • Reduced Energy Efficiency - Have your utility bills gone up? If the seams aren't sealed up properly it will allow more hot and cold air from the outside to penetrate in and conditioned air to leak out.


  • Visual Damage - Seeing damaged panels, metal panels that are raised up, gaps between the seams or roofing material that's curling up from the seams are all indicators that there's an issue that needs to be addressed.
