Know When Pooling Water is a Problem and What You Can Do About It

One of the primary purposes of a roof is to protect the structure from rain and snow. That's why any standing water on the roof is never a good situation. It's always an indicator that something isn't right with the roofing system, particularly for structures with a flat roof or low slope roof.

Ponding water could be an issue in a certain spot or the entire roof surface could be collecting water. Even if it's just a single, small area any kind of standing water is an issue that needs to be checked out by a professional roofing contractor.

Common Reasons for Ponding on a Roof Surface

A few things may immediately come to mind if you spot a ponding area where water pools on the roof. While it may seem like it's a problem that can be remedied with a new roof drain, there are actually a number of reasons for ponding water, and some of them have nothing to do with drains.


  • Clogged Drainage System

    Clogged gutters and downspouts won't drain water the way they are supposed to, which causes water to back up and on the roof surface. If water accumulates and slowly drains overtime, it's an indicator that a clogged drainage system is contributing to the problem.

  • Insufficient Drainage System

    How the roof drains is a reflection of whether or not the drainage system is sufficient. When a roof is installed, designing a proper drainage system is a key part of the job. Installing additional drains may lead to sufficient drainage, or you may need to use a new drain that's a wider dimension and can handle excess water when there's a heavy rain.
  • Poor Roof Design

    Ponding water on flat roofs is one of the few downsides to installing a low slope roof. Water on flat roofs is often a design issue. Just using the local building codes or standard slopes isn't enough to ensure positive drainage is possible. The roofing contractor has to use the codes and standards as a basis for the design that is customized to the unique needs of the structure, property and environment. Flat roof building owners may have to consult with structural engineers if the existing roof system doesn't have an adequate slope. The roofing should never be perfectly flat. Although it may not be noticeable, a flat roof system needs to have a slight pitch for the proper slope that allows water to drain or roof damage will occur.

  • Damaged Roof Membrane

    The roof membrane is a flexible layer of waterproof material under the roof surface that protects the interior. The roof membrane can become damaged by the foundation settling and shifting, the material deteriorating over time or from storm damage. If that happens you likely see water pooling on the roof and water leaking in the home or building.

  • Mold, Plant and Algae Growth

    One consequence of poor drainage is a higher likelihood of mold, algae and plant growth in the damp areas. Anything growing on the roof area is going to inhibit water drainage and increase water pooling. In addition to the water damage, algae and vegetation growth can physically damage the roofing materials as well. There are roof coatings that can be applied to discourage algae, mold and plant growth if high levels of moisture are an issue beyond pooling.

  • Roofing Materials That Aren't Flush

    Roofing materials that are improperly installed and don't sit flush can create a dam on the roof surface. The water gets trapped and is unable to flow down off the roof.

  • Compressed Insulation

    One common cause that's linked to ponding water is crushed insulation that is compressed down and creates a dip in the roof that allows water to pool. It's the same type of problem that can happen with low spots in a yard. Insulation can become compressed from the pressure of walking on a flat roof or if water penetrates past the roof material and wet the insulation.

Ponding on a flat roof may be hard to spot, but the damage it creates might be all too evident. All it takes is 48 hours for water ponding to do damage. In addition to pooling water, you may notice:


  • Sagging roof deck
  • Roof leaks
  • Discoloration on the roof surface
  • Uneven roof materials
