Common Roof Problems Related to Moisture

It can be hard to know if moisture is a problem for the roof when you're on the ground below or inside. If there's a roof leak or some other issue causing too much moisture you may notice signs of the problem elsewhere.


  • Water Stains

    Anytime you see water stains on the ceilings, walls or drywall it's time to call in a professional to inspect the roof. It could be from the air conditioner if stains are around air vents, but most of the time this moisture problem is connected to a roof leak or other problems related to the roof.

  • Roof Condensation

    If you're up in the attic space and you notice water droplets on the roof ceiling and other surfaces you've got a roof condensation problem. Most of the time people don't see the actual condensation. Instead, they see the water stains and water spots on the ceilings or walls of their house that are a result of the moisture. The affected area could be limited or it could be widespread. Condensation problems can be very bad for a structure, and they're often worse in the winter when hot air rises up to the cooler attic space.
  • Ice Dams

    In the winter there is a telltale sign that moisture is affecting the roofing materials. An ice dam can form when melting snow collects at a point on the roof and freezes. When that happens it dams up the water flow on the roof, making the problem worse. You can often see the ice dam on the roof. It looks like a white patch of ice usually in the eaves and roof edges.

  • Mold Growth

    Mold is never a good sign because it's always connected to excess moisture. Mold spores need a wet surface for mold to form. Once it does the mold is not only unsightly, it can lead to further damage and cause health issues.

  • Water Coming Out of Vents and Light Fixtures

    Something that needs to be addressed immediately is seeing water droplets coming out of vents or light fixtures. It's a sign of a major moisture issue that could cause electrical problems or worse.

Potential Causes for Moisture Problems

The thing about roof moisture problems is they could stem from something on the home's exterior or in the interior. Why you're having one or more of the issues above could be due to one or more of the common causes below.

  • Roof Leaks

    Leaks are extremely common and can even happen with a new roof if there's been a storm or improper installation. A leaky roof will lead to more damage, so it's important to find the leak and correct it quickly.


  • Broken or Clogged Gutters

    One reason for ice dams and water pooling on the roof is damaged or clogged gutters that aren't working properly. When gutters are misaligned, suffering from corrosion or full of debris, water won't flow away from the roof like it should.


  • Roof Moisture Barrier Damage

    The outer part of the roof isn't the only protection from moisture. Underneath the top layer is a moisture barrier that goes over the roof deck. Leaks that are coming through the roof indicate that the moisture barrier is damaged. Flashing that is damaged is another indicator the moisture barrier needs to be inspected.


  • Exhaust Fans Aren't Properly Ventilated

    Too much moisture isn't good anywhere in a home, which is why exhaust fans are installed to draw moist, warm air out. An exhaust fan connected to the bathroom vents pulls in moist air. The moist air rises up the pipe out of roof vents so the heat can be released outside. If an exhaust fan isn't ventilating properly moisture can get trapped.


  • Inadequate Attic Insulation and Ventilation

    If the attic space doesn't have adequate insulation roof condensation is much more likely because of the extreme difference in hot air and cold air. When the warm, moist air rises if the air in the attic is cold enough the water vapor will turn into water droplets.

    Attic insulation helps to regulate the temperature in the unconditioned spaces so that roof condensation is less of a problem. Additional attic ventilation may also be needed to allow warm air to escape before turning into condensation.

  • What type of roof is most affected by moisture?

Moisture is particularly problematic for roof shingles that are made of asphalt or wood. Water damage can cause the organic materials like asphalt to erode, and moisture collection that causes wet wood will quickly turn into rot. That said, any type of roof can be negatively affected by moisture.

  • Where are roof moisture problems the worst?

Environments where excess moisture is present tend to be more problematic. This includes areas with high humidity, above average rainfall or significant snowfall.

  • How soon do roof moisture issues need to be addressed?

A leaky roof needs fixing immediately. The longer the moisture goes unaddressed the worse the damage will be. We always recommend that clients call us immediately for a complimentary roof inspection if they expect there's a roof moisture problem.
